East London has quietly become one of the Eastern Cape's most talked-about property markets. Buyers are drawn by the coastline, the pace of life, and prices that still feel reasonable next to Cape Town or the Garden Route. But "East London" isn't one market — it's a patchwork of very different suburbs, and picking the right one matters as much as picking the right house.
Here's how the city breaks down, suburb by suburb.
Nahoon and Bonnie Doon: for the sea and river views
Nahoon remains the address people aspire to. It has the beach, the surf break, top schools nearby, and homes with genuine sea views. Bonnie Doon, just next door, trades some of that beach proximity for river frontage along the Nahoon River — a quieter, leafier alternative with the same upmarket feel. Expect to pay a premium in both, and expect that premium to hold its value.
Beacon Bay: the all-rounder for growing families
Beacon Bay sits in that sweet spot buyers keep asking us for — established, secure, close to good schools, and a manageable drive from the CBD and the beachfront. It's one of the most consistently active suburbs on our books, with steady demand from families upgrading from starter homes.
Vincent, Selborne, and Stirling: space to grow into
These central suburbs suit families who want a bigger stand, mature trees, and a settled neighbourhood feel without moving to the coast. Vincent in particular has good access to schools, medical facilities, and the N2, making it a practical choice for buyers who need to be close to everything.
Amalinda, Dorchester Heights, and Haven Hills: first-time buyer territory
If you're stepping onto the property ladder, this is where your budget goes furthest. These suburbs offer solid entry-level stock, often from the R650,000 to R1.2 million range, with enough variety to find a starter home or a renovation project.
Gonubie, Kidds Beach, and Cintsa: for the coastal lifestyle
Move slightly out of the city and the lifestyle changes entirely. Gonubie offers a village feel with its own beach and golf course. Further along, Kidds Beach and Cintsa attract buyers looking for a holiday home, a semigration base, or vacant land to build their own coastal escape — we've seen strong interest in vacant land in this belt over the past year.
What's actually driving demand right now
Three things keep coming up with our buyers: proximity to good schools, safety and security estates, and value compared to the rest of the country. East London also benefits from a steady stream of semigration enquiries, from Gauteng buyers looking for a coastal lifestyle without Cape Town prices.
Talk to someone who knows the streets, not just the stats
Suburb guides are a useful starting point, but the right fit depends on your budget, your commute, your school catchment, and what "lifestyle" actually means to you. Our agents work these suburbs every day and can talk you through what's realistically available in your price range right now.
