A declined bond application feels like a dead end, but it rarely is. Banks reject applications for specific, often fixable reasons, and understanding yours is the first step to moving forward.

Why Bonds Get Declined

The most common reasons are a low credit score, insufficient proof of income, high existing debt relative to income, or a deposit that doesn't meet the bank's risk threshold on that particular property. Sometimes it's less about you and more about the property itself, older buildings or properties in certain sectional title schemes can trigger extra scrutiny.

Check Your Credit Report First

Before doing anything else, pull your credit report and look for errors or accounts you'd forgotten about. Outstanding accounts, even small ones, can tip an application the wrong way. Settling these and waiting a few months before reapplying often makes a real difference.

Consider a Bond Originator

Applying directly to a single bank means you only get one read on your application. A bond originator submits your application to multiple banks simultaneously, and different banks weigh risks differently. It's common for an applicant declined by one bank to be approved by another with the same paperwork.

Adjust the Offer
